(1) Engage in discussion with the janitorial service supplier and request a list of their cleaning products, scheduling policies, and records for your building.
(2) Assess the contract spend structure (pay for Bill of Materials (BOM) or hourly pay with the cost of cleaning products included), sustainability initiatives considered, and perform an overall spend analysis.

Heading 4

Business: Reduced spend on disposables, transportation of disposables. Purchasing less concentrated products improves cleaner's job satisfaction by adjusting some tasks to daytime shifts and reduced waste disposal cost (disposal of hazardous chemicals and disposable cleaning products).

Sustainability: Utilization of greener products (less hazardous chemicals) for cleaning reduce health impacts on staff, reduced disposable waste, and reduced CO2 emissions from transportation (of non-diluted and disposable products).

Strategy Build & Execution

Heading 4

1) Engage in discussion with the supplier and perform analysis discussed in "analysis" section
2) Set goals for cost reduction through sustainable initiatives
3) Build supplier up by collaborating on a sustainable janitorial initiative and exploring more cost-effective solutions such as;
4) Purchasing green products that need dilution in bulk and storing at a site to save janitorial services storage costs and to create cost efficiency
5) Replace disposable products such as paper towels with microfiber cloths and reusable products
6) Re-evaluate scheduling to optimize the energy efficiency of the building

Supplier Negotiation & Contract

(1) Submit a change order to the contract to include a sustainability clause and incentives for using more sustainable practices.
(2) Weigh the benefits and drawbacks of paying with the cost of materials included (or BOM) or purchasing the cleaning products separately.
(3) Leverage with suppliers on cost savings, storage, and building a sustainability model for cost reductions.
(4) Establish sustainability benchmarks.

Supplier Performance & Management

Heading 4

Evaluate the sustainability benchmark performance, cleaning performance, and a market for new sustainable cleaning technologies.Use sustainable cleaning products and optimize janitorial service contracts through diluted green products, which leads to less transportation cost and fuel, scheduling certain cleaning activities during regular working hours can optimize lighting costs and use reusable cleaning tools to reduce spend on disposables.
